Aura – Canada’s Tallest misxed-use residential tower organizational and structural issues
Rising 78 storeys above the intersection of Yonge and Gerrard, Aura represents the final phase of the highly successful College Park condominium development. It will boast over 1.1 million square feet of space, including 931 residential units and 180,000 square feet of retail. The tower is currently under construction (now at the 56th floor), and is slated to be finished in 2014. The phased permitting allowed the retail portion to be opened for the 2012 year-end holiday season, as a part of the 6-storey glass and granite podium.
The lateral load resisting system is comprised of a coupled shear wall system with a large “super-core” in the centre coupled to radiating shear walls. The reinforced floor systems are typically flat plates or flat slabs and post-tensioned beam – slab systems depending on the spans.
Tibor’s portion of the presentation will focus on the key engineering issues when designing a tower of this size. The presentation will address the following:
– Facts and requirements that set the accepted systems
– Detailed design issues of the gravity and lateral loads
– Construction photos
– Impacts on the new CSA A23.3.
Bryan’s presentation will focus on :
– The genesis of the Aura project, and how the combination of the Canadian Economy, the Toronto construction market came together to allow Aura to happen
– The design constraints and consideration on which Aura’s design was based
– The challenges faced from a logistics, excavation and shoring, and formwork perspective
– Secant walls and their efficacy
– Quebec vs. Toronto construction differences
– Current status of the project and upcoming milestones

Tibor Kokai is a Partner at Halcrow Yolles and over the years has been a valuable contributor on many of the Firm’s largest and most complex projects, icluding residential high rise, commercial office buildings, and educational and institutional facilities. He has a Doctoral degree in Reinforced Concrete Structures. He practiced engineering in Yugoslavia, Hungary, Germany and Austria before immigrating to Canada, He is a member of CSA A23.3 Committee.
In addition to overseeing all major projects in Montreal and Toronto, Bryan is involved in all operational aspects of the company at an executive level. He brings different levels to experience to the company not normally found in the local Montreal market, given the sheer quantity of projects on which he has been part of in his career, over 200 to date. His knowledge of construction and its associated details are his strongest assets.
